Conducts daily site inspection to ensure the correct implementation of the work as based from the approved Plans and Specifications in line with the standard construction guidelines.
Ensures Contracts & Construction Policies/Guidelines are properly observed and implemented at site by conducting daily ocular inspection of assigned projects /works/units
Ensures projects/works meet the quality standards/quality workmanship and completion on time by conducting daily QUALITY CONTROL INSPECTION and accepting works/projects/units that can only pass FINAL QUALITY CONTROL INSPECTION(FQCI)
Assesses weekly billings/ accomplishment reports submitted by contractors to validate its correctness for payment purposes by conducting actual evaluation of unit/ s.
Prepares weekly accomplishment reports and other documents for updating purposes by actual site verification.
Conducts daily coaching and counseling to contractors regarding proper construction methodology and house rules to maintain continuous quality construction through constant interaction with the contractors/ workers.
Prepares shop drawings and other construction bulletins to support lacking details from the working drawings through manual detailing or by means of computer aided design drafting.
Assists moving – in buyers/homeowners by attending to their BUYER’S INSPECTION REPORT (BIR) and CERTIFICATE OF HOUSE INSPECTIONS & ACCEPTANCE (CHIA)
Monitors any concreting works requested by contractors thru REQUEST FOR INSPECTION (RFI) by attending to the requests and by being present from the start and till completion of any concreting works
Ensures cleanliness of the project area/site by enforcing construction policies such as proper stockpiling of materials, cleanliness of the area as requisite of every stage billings and other related construction policies to meet cleanliness and upkeeping of the site area.
Prepares assessments of units for repair, repossess and take-over and ensures quality workmanship and on time delivery of these units.
Facilitates efficient feedback system/ coordination, communication with all concerned departments that encourages inputs and information dissemination through constant follow-ups by way of all means of communications.
Recommends systems/ methods for continuous personal enhancement of trade through personal skills development and improvement by attending work-related seminars and other skills enhancement program.
Performs all other related duties that may be assigned from time to time by the Project Manager.
