Position: Property Accountant

Property: THE EXCHANGE REGENCY CONDOMINIUM CORPORATION

Location: Ortigas Pasig

Summary Responsibilities:

Responsible for the management of funds with the goal of maximizing returns and minimizing risks by preparing the financial statement and analysis, recommending necessary actions , implementing controls, and managing accounting office operations.

Key Responsibilities

Financial Reporting & Accounting

• Prepare monthly, quarterly, and annual financial statements for condominium corporations
• Maintain the general ledger, including journal entries, accruals, and adjustments
• Reconcile bank accounts, reserve fund accounts, and balance sheet accounts
• Track and report on operating and reserve fund activity

Budgeting & Forecasting

• Assist in the preparation of annual operating and reserve fund budgets
• Monitor actual expenses against budget and investigate variances
• Provide financial analysis and explanations to property manager and Boards

Accounts Payable & Receivable

• Review and process invoices for accuracy and proper coding
• Ensure timely payment of invoices in accordance with corporation policies
• Monitor accounts receivable, including common expense fees and arrears
• Assist with lien-related financial documentation when required

Audit & Compliance

• Prepare audit working papers
• Ensure compliance with condominium legislation, bylaws, and accounting standards
• Support year-end procedures and statutory reporting requirements

Coordination & Communication

• Work closely with Property Manager
• Respond to accounting and financial inquiries
• Assist with financial presentations for Board meetings and AGMs
