Position Title: Property Leasing Associate

Location: Taguig

Schedule: Dayshift

Salary: Up to PHP25k

The successful candidate must be knowledgeable in real estate regulations and taxation, experienced in managing long-term leases, and capable of producing accurate

reports for property performance, occupancy, and maintenance issues.

QUALIFICATIONS:

• Bachelor’s degree in Real Estate Management, Business Administration, Property Management, or a related field.
• Minimum of 1 year of experience in real estate leasing and property management, handling residential for AirBnB.
• Demonstrated ability to market and lease properties through social media, online platforms, and agent networks.
• Solid knowledge of long-term leasing processes, contract drafting, and tenant management.
• Familiarity with government regulations and compliance, especially relating to real estate taxes, permits, and property leasing.
• Experience managing properties in Pasay, Taguig, Alabang, and Makati is an advantage.
• Proficient in Microsoft Office and property management software/tools.
• Must be willing to work onsite near Arca South, Taguig City and travel to various property locations as needed

RESPONSIBILITIES:

• Property Leasing & Occupancy: Manage both residential and commercial leasing to maintain high occupancy rates and source/qualify long-term tenants.
• Marketing & Tenant Acquisition: Market properties effectively using digital platforms (social media, listings) and networking to attract potential lessees.
• Contract Management & Compliance: Draft, review, and negotiate lease contracts, conduct due diligence, and ensure compliance with government regulations (taxes, permits).
• Tenant Relations & Coordination: Act as the primary liaison for tenant concerns (maintenance/service issues) and coordinate property viewings, inspections, and move-in/move-out processes.
• Reporting & Operations: Prepare regular reports on occupancy and income for owners, and coordinate oversight of property projects and maintain detailed records.
